Compare security services
| Service | Purpose to define | Contract check |
|---|---|---|
| Intruder alarm | Detect and signal unauthorised access | Monitoring, maintenance and call-out response |
| CCTV | Provide useful coverage and incident evidence | Image quality, access, retention and export |
| Access control | Manage who enters particular areas | Joiners, leavers, emergency access and support |
| Guarding or patrols | Provide an agreed physical presence | Duties, staffing cover and supervision |
| Keyholding and response | Attend an alarm or incident | Coverage area, attendance commitments and extra charges |
Survey the risk before specifying equipment
Record entry points, blind spots, opening hours, lone working, stock and previous incidents. Discuss any insurer or landlord requirements before accepting a design.
Ask the provider to explain why each element is needed and what remains outside the design. A large camera count is not evidence of useful coverage.
Check credentials and subcontracting
The Security Industry Authority regulates specified private security activities. Check which activities need a licence and verify applicable licences through its official services.
Ask whether installation, monitoring, patrols and alarm response are delivered by the same firm or subcontracted. Record who is accountable for each part of the service.
Compare installation and lifetime cost
Include installation, equipment ownership or lease, connectivity, monitoring, routine maintenance and battery replacement. Check call-out costs, false-alarm charges and price changes.
For guarding, specify hours, duties, absence cover and supervision. For electronic systems, ask about replacement lead times and access to support outside office hours.
- Who receives an alert and decides what to do?
- What happens during a power or internet outage?
- Can the business export footage without the installer?
- What happens to equipment and data at contract end?
Manage recordings and access
Decide what surveillance is necessary and proportionate, who can access recordings and how long information is retained. Review ICO guidance for the applicable data protection requirements.
Test the system under realistic conditions, including night-time images if relevant. Train staff to report faults and update access promptly when roles change.
Frequently asked questions
Does an alarm automatically include attendance?
No. An installation, a monitored alarm and a keyholding or response service can be separate agreements.
